Local to Kalamazoo

We connect property owners in Kalamazoo and nearby areas, including Vine, Stuart, South Street, Westnedge Hill, Edison and Portage, with one independent local foundation repair specialist.

Kalamazoo and the towns around it share the same hard conditions for basements. The frost runs deep. Much of the soil is glacial sand and gravel over clay. Groundwater rises with the Kalamazoo River and its creeks. Each area adds its own twist. The city has 100-year-old brick and stone walls. Newer suburbs have poured walls and block. Here is what crews see in each area.

Vine, MI

The Vine sits between Western Michigan University and downtown. Its historic district has 175 buildings, and the area was mostly built out by 1920. Many old houses were split into student rentals, so landlords call about wet basements and worn brick walls.

Stuart, MI

Stuart, just northwest of downtown, began in 1858 as one of the city's first suburbs. Its Queen Anne and Italianate homes are well over 100 years old. Old stone and brick basements here often need new mortar and an inside drain.

South Street, MI

The South Street district was platted in 1841, and its houses went up between 1841 and 1915, according to the city. Basements this old were not built to keep out groundwater, so damp walls and crumbling mortar are common.

Westnedge Hill, MI

Westnedge Hill has about 1,100 homes on one of the highest points in the city. It grew from about 1910 on old orchard land. High ground helps, but older block and brick walls still crack from decades of frost.

Edison, MI

Edison, on the east side, is the city's most populous neighborhood. During the April 2026 groundwater flooding, the Edison Neighborhood Association was one of the city's sandbag sites.

Portage, MI

Portage became a city in 1963 and has about 48,900 people. Austin Lake and West Lake sit in its southeast corner. Homes near lakes and low ground can see high groundwater after a wet spring.

Oshtemo Township, MI

Oshtemo, just west of the city, grew to about 23,700 people by 2020. The Oshtemo soil series is sandy loam over sand and gravel that drains fast. Water moves quickly to basement walls, so grading and gutters matter here.

Texas Township, MI

Texas Township grew about 20 percent from 2010 to 2020, to about 17,700 people. Many homes are newer. New poured walls can show shrink cracks in the first years, and those are usually simple to seal.

Comstock, MI

The Kalamazoo River gauge at Comstock set a record of 11.7 feet in February 2018. Some residents of nearby Lakewood had to leave by boat. Homes near the river here see the most groundwater swings.

Parchment, MI

Parchment is a small city of under a square mile on the Kalamazoo River. It grew around a paper mill founded in 1909 and became a city in 1939. Much of the town sits right along the river.

Richland, MI

Richland is a village about 9 miles northeast of Kalamazoo, near Gull Lake. It sits on the old Gull Prairie. Lake and wetland edges are worth a close look for water at the inspection.

Galesburg, MI

Galesburg sits on the north side of the Kalamazoo River and was settled in 1835. Its older homes and its spot near the river make basement water a common concern.

Mattawan, MI

Mattawan is a village of about 2,550 people in Van Buren County, just west of Texas Township. Like the rest of the area, it gets deep frost, and Michigan's code sets the frost line at 42 inches.

Paw Paw, MI

Paw Paw, about 20 miles west of Kalamazoo, is the Van Buren County seat. It sits where two branches of the Paw Paw River meet, near Maple Lake. Homes near the water can take on groundwater in spring.

Plainwell, MI

Plainwell, in Allegan County, is called the Island City because a canal carries part of the Kalamazoo River around downtown. Homes near the river and canal can see high groundwater.
